FHNA Special Meeting – 11/02/2021

Why: Special Meeting to discuss the “rehabilitation and renovation” of Harbor Hill Apartments

As discussed at the FHNA meeting last week, we received notification that the new owners of the Harbor Hill Apartments at 301 Warren Ave are scheduled to present their renovation plans to CHAP for review on November 9th. Below is an updated link to the plans. This project impacts a lot of our members, particularly those who live on Riverside, Hamburg, Warren and Grindall. 
 
Several engaged members of the community as well FHNA board members and the ARC have spent the last week gathering information on the proposed project. The purpose of the November 2nd meeting is to discuss the project (CHAP representatives will be present) and how it could impact the neighborhood. Depending on the outcome of tomorrow’s meeting, we may need to schedule a followup meeting before the November 9th CHAP hearing. 
 
The FHNA Special Meeting is open to the public. As always, a vote will be necessary to initiate any formal FHNA action or response. You must be a current member to vote. However, we will also discuss the importance of individual responses – especially from those directly impacted. 
Information on the project:
The plans are updated from the 2017 plans but have not increased the height. In 2017 the height was 4 stories at 40 feet with a penthouse and rooftop stair tower up to 15 feet on the roof. The same height is proposed in the 2021 submission and now there is a 5 foot setback on the 4th story along most of Grindall Street, with less of a setback at the corner with Riverside Avenue and several places where the setback is 9 feet. The setback of the 4th story along Riverside Avenue has increased from about 6 inches to 18 inches. We asked the team to provide more dimensions in their submission and to provide more sightline drawings.
